Job Purpose / Justification
To ensure construction quality by implementing and monitoring standards and procedures across all stages, ensuring compliance with specifications, safety norms, and regulatory requirements to deliver durable and satisfactory real estate projects.
Key Responsibilities and Accountabilities
Implement Quality Standards: Ensure all construction work complies with approved quality plans, specifications, and industry standards as per IS Codes.
Approval on Specification: Verify specifications against approved drawings, IS codes, and standard practices before issuing orders.
Method Statement: Prepare and obtain approval for the method statement of each activity from the Project In‑charge prior to commencement.
Material Inspection: Inspect incoming construction materials to verify compliance with required quality standards and specifications.
Site Supervision: Monitor on‑site activities to ensure workmanship quality and adherence to design and safety norms.
Testing & Documentation: Coordinate material, structural, and finishing item tests; maintain proper documentation.
Non‑Conformance Management: Identify defects or deviations, issue NCRs, and follow up on corrective and preventive actions.
Vendor & Contractor Quality Checks: Evaluate subcontractor and vendor work to ensure compliance with project quality requirements.
Reporting & Coordination: Prepare daily/weekly quality reports; coordinate with project engineers, architects, and consultants.
Audit Support: Assist in internal and external quality audits and ensure closure of audit findings.
Key Result Areas (KRAs)
Quality Assurance & Compliance (30%) – % of work completed as per quality standards without rework; number of NCRs raised and resolved within defined timeline; frequency of deviations from approved drawings/specifications.
Material Quality & Testing (25%) – % of materials tested and approved before use; turnaround time for material test reports; number of material rejections due to non‑compliance.
Documentation & Reporting (20%) – Timely submission of daily/weekly QC reports; accuracy and completeness of quality records and test logs; number of audit observations due to documentation gaps.
Stakeholder Coordination & Audit Readiness (25%) – Number of quality meetings/inspections conducted with stakeholders; % of audit points closed within deadlines; satisfaction score from internal audits or consultants.
Knowledge, Experience & Skills
Educational Qualifications / Experience
Diploma/B.E. in Civil Engineering with 10–12 years of QA/QC experience in real estate. Must have worked in QA/QC from RCC to finishing.
