This role involves structuring loans for clients and making them mortgage-ready while the team generates new business opportunities.
Responsibilities
The Loan Partner II will set up new purchase applications, issue pre-approval letters, and oversee loans from contract to close with a high level of efficiency. You will collaborate with borrowers, loan processors, underwriters, and third parties to ensure a seamless process and excellent customer experience.
This role requires strong time management, communication skills, and knowledge of investor guidelines. You will analyze cash, credit, and income documentation to provide accurate solutions.
Key Duties & Measurements
1. Contact all borrowers within 24 hours of the initial appointment.
2. Request and review all necessary financial documents in a timely manner.
Pre-Approval Tasks:
1. Accurately pre-approve borrowers based on thorough analysis.
2. Handle payment scenario requests in a professional and courteous manner.
3. Proactively communicate with pre-approved buyers and realtors to keep them informed.
Contract-to-Close Tasks:
1. Onboard contracts for rate lock consultations to ensure smooth transitions.
2. Submit loan applications for processing to meet deadlines.
3. Conduct timely updates and pipeline meetings to address any issues that may arise.
Essential Duties
* Respond promptly to new applications and thoroughly review all borrower documentation.
* Exhaust all options before declining pre-approvals to maintain high customer satisfaction levels.
* Maintain regular communication with realtors and update them on progress to build strong relationships.
* Stay current with investor guidelines and program changes to provide accurate information.
* Prepare and clearly communicate pre-approval parameters to borrowers to avoid confusion.
* Follow up on contingencies and document accuracy pre-closing to ensure seamless closings.
* Perform weekly pipeline reviews and daily gauge checks to identify potential choke points.
* Coordinate with processing and underwriting teams to meet deadlines and exceed expectations.
* Proactively manage borrower and partner communications, including extensions and disclosures, to maintain transparency.
* Attend regular meetings and perform post-closing follow-up to ensure high levels of customer satisfaction.
* Maintain professionalism and high service standards in all communications to build trust with customers.
* Build and nurture relationships with referral partners and clients to drive growth and success.
Qualifications
Standard requirements include:
* Active state NMLS license (renewed annually)
* High school diploma or equivalent
* Minimum 5 years of experience in processing, underwriting, origination, or related roles
* Proficiency in DU/LP, investor guidelines, and major loan origination systems (e.g., Encompass, Calyx)
* Strong communication and time management skills
* Knowledge of mortgage products (FHA, VA, USDA, Conventional)
Benefits
This salaried position offers a competitive compensation package with a salary range of $65,000 - $95,000 depending on qualifications and experience.
