Ph3Job Description /h3 pJohnson Johnson announced plans to separate its Orthopaedics business to establish a standalone company, DePuy Synthes. The separation is anticipated to be completed within 18‑24 months, subject to legal requirements, regulatory approvals, and consultation with works councils and other employee representative bodies. /p pUpon conclusion of the transaction, you would be an employee of DePuy Synthes, governed by its employment processes, programs, policies, and benefit plans. The role may be posted under different requisition numbers to comply with local requirements: /p ul liSwitzerland – Requisition Number: /li liUK – Requisition Number: /li liIreland – Requisition Number: /li /ul h3Director, Real Estate Delivery – EMEA/APAC /h3 pThe Director is accountable for the end‑to‑end execution of real‑estate transactions, projects, and portfolio initiatives across Europe, the Middle East, Africa, and Asia‑Pacific. This role leads regional delivery teams and partners to execute DePuy Synthes' global real‑estate strategy while navigating regulatory diversity, market variability, labor frameworks, and geopolitical considerations. /p h3Scope of Role /h3 ul liRegional portfolio: EMEA APAC portion of ~47 DePuy Synthes properties /li liFunctional scope: Transaction management, project execution, regional portfolio delivery, lease administration, compliance /li liGeographic reach: Europe, Middle East, Africa, Asia‑Pacific /li liAuthority: Regional delivery ownership and execution accountability within global governance, standards, and approval frameworks /li /ul h3Key Responsibilities /h3 ul libRegional Real Estate Delivery Leadership /b ul liOwn and lead real‑estate delivery across EMEA/APAC, ensuring consistent execution across markets with varying regulatory, commercial, and operational environments. /li liServe as the single point of accountability for regional execution performance. /li liLead, develop, and coordinate regional RE delivery teams and matrixed partners. /li liDrive standardization, governance, and best‑practice sharing across RE delivery teams to improve speed, quality, and controls. /li /ul /li libTransaction Portfolio Execution /b ul liExecute real‑estate transactions including leases, renewals, expansions, exits, consolidations, and dispositions. /li liPartner with RE Governance Strategy on business case development, approvals, and prioritisation, ensuring alignment to global strategy. /li liOversee lease administration and documentation, ensuring compliance with local legal and regulatory requirements. /li liSupport transformation initiatives, portfolio optimisation, and long‑range real‑estate planning to align the portfolio with evolving business needs. /li /ul /li libProject Execution Performance Management /b ul liOversee project execution across the region, ensuring adherence to approved scope, cost, schedule, and quality standards. /li liApply standardised delivery models and best practices while adapting execution to local market realities. /li liProactively identify and manage delivery risks, including regulatory delays, stakeholder constraints, and market volatility. /li /ul /li libStrategic Space Site Delivery /b ul liDeliver strategic space planning, workplace, and site initiatives aligned to global workplace and design standards. /li liSupport site changes, relocations, expansions, and consolidations, including coordination with FM and Property Services for operational readiness. /li liManage hand‑offs from project delivery to ongoing operations. /li /ul /li libCompliance Governance Adherence /b ul liEnsure all regional activities comply with global RE governance, approval thresholds, and internal controls. /li liNavigate and manage local regulatory, labour, and consultation requirements, including Works Councils where applicable. /li liAct as the regional escalation point for compliance, execution risk, and delivery challenges. /li liDeliver projects and services in compliance with applicable safety, quality, regulatory, and company standards; partner with EHSS to embed safe execution. /li /ul /li libStakeholder Supplier Management /b ul liPartner closely with Global RE Governance Strategy, Property Services, Strategic Supplier Management, Finance, Legal, Procurement, and regional Business Leaders. /li liDrive accountability from third‑party providers delivering regional RE services across diverse markets. /li liInfluence and align senior stakeholders through clear executive communication, decision support, and change leadership. /li /ul /li /ul h3Core Capabilities /h3 ul liRegional real‑estate delivery leadership in complex markets /li liTransaction and lease execution across multiple jurisdictions /li liProject delivery and performance management /li liPortfolio execution and site delivery /li liRegulatory and compliance navigation /li liFinancial and business case discipline /li liStakeholder and vendor management /li /ul h3Competencies Skills /h3 ul libExecution Leadership /b ul liStrong bias toward delivery, accountability, and results in complex environments. /li liAbility to manage multiple concurrent initiatives across diverse geographies and time zones. /li /ul /li libCommercial Financial Acumen /b ul liSolid understanding of real‑estate economics, lease structures, and project financials across varied markets. /li liAbility to manage cost, schedule, and scope trade‑offs in volatile or constrained environments. /li /ul /li libInfluence Collaboration /b ul liProven ability to lead through influence in a matrixed global organisation. /li liStrong communication skills across cultures, functions, and seniority levels. /li /ul /li libJudgement Problem Solving /b ul liSound judgement navigating regulatory, stakeholder, and geopolitical complexity. /li liAbility to anticipate risks and drive pragmatic, compliant solutions. /li /ul /li /ul h3Experience Education /h3 ul li12+ years of experience in corporate real‑estate delivery, transactions, or project management. /li liExperience leading EMEA and/or APAC regional portfolios in a global enterprise. /li liBachelor’s degree required; advanced degree preferred. /li liProven ability to lead through influence in a global, matrixed organisation and manage multiple concurrent initiatives across diverse geographies and time zones. /li /ul h3Preferred /h3 ul liMaster’s degree (MBA or equivalent). /li liExperience leading EMEA and/or APAC regional portfolios in a global enterprise. /li liBackground in medical device, pharmaceutical, or other highly regulated industries. /li liExperience with workplace strategy, site consolidation, or portfolio optimisation initiatives. /li liFamiliarity with sustainability, energy efficiency, or green building standards. /li liExecutive‑level presentation, negotiation, stakeholder management, and change leadership capabilities. /li liCertifications such as PMP, RICS, or similar project/real‑estate credentials. /li liAdditional regional languages. /li /ul h3Other /h3 pTravel up to 20–30%, including international travel across EMEA and APAC. /p h3Equal Employment Opportunity Statement /h3 pJohnson Johnson is an Equal Opportunity Employer.
