Swiss Life Asset Managers is responsible for the real estate asset management of the entire Swiss Life Group and third-party clients (investment foundations/real estate funds) in Switzerland, with a total asset volume of over CHF 40 billion. This includes managing ownership functions in the existing portfolio, acting as developer for renovations and new constructions, acquiring existing and new properties, as well as controlling and reporting.
We are seeking an interested and committed Asset Manager Real Estate (f/m/d) Switzerland for our Portfolio and Asset Management team of Swiss Life Real Estate Funds and investment foundation portfolios.
You will be part of a lively team with a high degree of autonomy and a self-determined daily schedule. Your role involves developing property strategies, defining construction projects, and leading external management companies and other contractors. With your entrepreneurial mindset and results-oriented work approach, you will significantly contribute to the success of our real estate vehicles, which are invested in by both institutional and private clients. Your expertise will enable you to collaborate effectively with various stakeholders and professionally assert owner interests. The role
1. Optimizing the income and costs for the assigned portfolio, including properties in Western Switzerland with residential, office, and sales uses.
2. Developing property strategies using economic comparison methods (e.g., DCF models).
3. Defining renovation and conversion projects, preparing investment and profitability calculations, and handling investment proposals.
4. Developing existing assets and realizing utilization reserves (replacement new buildings, expansions, densifications, etc.).
5. Ensuring sustainable quality in construction projects concerning rentability, costs, materials, and ecology.
6. Leading external management companies, maintaining ongoing communication with management teams, and overseeing other contractors in marketing, planning, and legal areas.
7. Developing and controlling annual budgets and continuously reviewing property accounting.
8. Negotiating with major tenants, neighbors, and other stakeholders.
Expertise
1. Technical, commercial, or business administration training complemented by a real estate specialization (e.g., Swiss Federal Diploma in Real Estate Trustees and/or Appraisers, MAS in Real Estate Management, or similar).
2. Excellent German and French language skills.
3. Good knowledge of the Swiss real estate market.
4. Strong understanding of financial valuation methods.
5. Several years of experience in a similar or identical role, preferably with leadership experience.
6. Solid practical knowledge of construction, tenancy, and building law.
7. An entrepreneurial and team-oriented personality with negotiation skills and resilience. Results-oriented and capable of implementation.
8. Proficiency in MS Office applications; experience with Immopac is an advantage.
